TL;DR
- ▸Indicative 2026 Central-EU ranges: steel frame supply ≈ €90–160/m², frame + uninsulated envelope ≈ €150–250/m², insulated turnkey shell ≈ €250–450/m².
- ▸The five biggest cost drivers: clear span, eave height, crane loads, snow/wind zone, and insulation/fire spec.
- ▸S355 instead of S235 typically saves 10–20% tonnage where strength governs (less where deflection or buckling govern) — decided at design stage.
- ▸Landed cost matters more than FOB price: freight, CBAM and documentation risk close most of the gap to low-cost imports.
What does a steel hall really cost in 2026?
"Price per m²" is the most searched — and most abused — number in hall procurement. Two halls with an identical footprint can differ by 3× in cost depending on span, loads, and envelope specification.
This guide gives procurement engineers defensible 2026 ranges for Central Europe, the drivers behind them, and the levers that actually reduce the total — so you can read any quote critically.
Indicative price ranges (2026, Central Europe)
| Scope | Indicative range | What is included |
|---|---|---|
| Steel frame only (supply) | €90–160/m² | Primary + secondary structure, connections, anti-corrosion |
| Frame + envelope, uninsulated | €150–250/m² | Structure, trapezoidal roof/wall sheeting, gutters, basic doors |
| Insulated turnkey shell | €250–450/m² | Sandwich panels 80–120 mm, gates, windows, erection |
| Full turnkey incl. installations | €450–800+/m² | Everything above + lighting, sprinklers, offices, ramps |
Ex-works to delivered-and-erected, excluding foundations, groundworks and VAT. Every project is load- and site-specific — use these to sanity-check quotes, not to budget a project.
The five cost drivers that dominate every quote
Clear span
Above ~25 m without internal columns, primary-frame tonnage rises non-linearly. A 40 m clear span can cost 30–40% more per m² than 2×20 m with one column row.
Eave height
Each metre of height adds column tonnage, wall envelope area and wind load. 10 m vs 6 m eaves typically adds 12–18% to the shell cost.
Crane loads
A 10 t overhead crane adds runway beams, stiffened columns and fatigue detailing. Heavy cranes (32–50 t+) can add 20–35% to structural tonnage.
Snow & wind zone
Alpine snow zones or coastal wind zones drive purlin and frame sizing. The same hall costs measurably more in Innsbruck than in Osijek.
Envelope & fire spec
Panel thickness (80→160 mm), fire class (REI 30/60/90) and smoke-vent requirements are the largest non-structural cost block.
What actually reduces cost (and what only looks like it does)
- ✓S355 J2 instead of S235: typically 10–20% less tonnage where strength governs — the grade premium is usually offset by the saved steel
- ✓Standard frame spacing (5–6 m) and repeatable bays: fabrication and erection efficiency
- ✓LOD 400 BIM before production: clash detection instead of change orders on site
- ✓Hot-dip galvanizing for lifecycle cost: no repainting cycles every 8–12 years
- ✗Cutting the execution class below what the design specifies: rejected documentation costs more than it saved
- ✗Thin envelope panels in heated halls: payback destroyed by energy cost within years
- ✗Cheapest FOB import price: see the landed-cost table below
FOB price vs. landed cost: the 2026 import math
| Cost component | Non-EU import (typ.) | EU / Croatia nearshore |
|---|---|---|
| Freight & handling | €40–120/t (sea + road) | €15–25/t (road) |
| CBAM for covered imports | Project-specific calculation; no universal €/t charge | Not a CBAM import if EU origin is established |
| Documentation & QA risk | Re-tests, rejected DoP, delays | EN 10204 3.1 + EXC3 evidence |
| Lead time exposure | 8–14 weeks on the water | 3–5 week fabrication slots |
Indicative per-tonne comparison for delivery to a DACH site. Q3 2026 CBAM price: €82.32/tCO₂, published 5 October 2026. Use the import-quarter price and calculate liability from emissions, benchmark-based free-allocation adjustment and eligible carbon-price deductions. It is not a flat 2.5% of gross emissions or a guaranteed 40-fold increase by 2034.

Realistic timeline from order to keys
LOD 400 model, workshop drawings, authority documentation
CNC cutting, welding, NDT, galvanizing — tonnage dependent
Road transport within Central Europe, no port handling
Frame, envelope, gates — weather and size dependent
A typical 2,000–5,000 m² insulated hall runs 3–5 months from signed order to handover — foundations by others in parallel.
Cost questions engineers actually ask
Why do quotes for the same hall differ by 40%?
Usually scope, not margin: check execution class, panel thickness, fire spec, crane provisions, erection and delivery terms line by line. A cheap quote is most often a thin scope.
Is price per m² even the right metric?
Only for first screening. Cost per tonne of erected steel and the envelope spec tell you more. For cranes and long spans, €/m² comparisons between different suppliers are nearly meaningless.
How should I allow for steel-price volatility?
Compare dated, like-for-like offers with a defined validity window and price-adjustment terms. Budget imported material using the applicable customs measures and project-specific CBAM calculation; a published certificate price alone does not establish the total cost.
What should a serious quote always include?
Execution class and DoP scope, material grades with 3.1 certificates, corrosion protection system, delivery terms (Incoterms), erection scope, and a tonnage breakdown. If tonnage is missing, you cannot compare anything.
